Avalon Apts for Rent
Hi and Welcome, We hope you like living here.  Your home is important.  We all want to get along and keep safe. Gates: Your shared spaces are the hallways and the community kitchen and the laundry room and the front garden area.  Please do enjoy them and at the same time take an interest in their care.  Outside, the back gates should be kept closed and fully latched as much as possible.  Inside we may temporarily open doors or windows for ventilation but at the end of the day they all need to be closed and locked for the security and safety of the residents. 

Clutter
: Please do not leave anything outside in the hallway in front of your door.  Not even shoes.  There is no reason others should have to see or smell them. With the exception of a doormat we do not want anything at or on your door.  Make sure it is a low doormat to not add a trip hazard.  A doormat is a nice way to make sure you are sure you are putting the key in the right knob every time you come home.  And a first step in feeling that "welcome, I'm home" as you see your doormat. 

Community Room
: The kitchen and community room on the first floor is open to use from 8 am to 9 pm.  You must clean up any mess made the same day you use it.  There are some supplies but not guaranteed.  If you should use one of our pans or treys then please wash and dry it.  Then return to put it away.  If cooking please use the fan to extract smells of cooking as much as possible.  The right to use the kitchen and the community room is revocable if abused. ( see your rental terms and the Rules and Regs for the building).

Noise:  This small center hallway building with many doors near to each other makes noise a item that All residents need to appreciate.  We must get along and tolerate some and respect how we affect our neighbors whether day or night.  You are going to hear some noise.  You are going to have noise and conversations around you.  Especially in the hallways.  So please no loud talking or yelling to your pal from the far end of the hallway.  Per the Rules and Regs. there are "Quiet Hours" and after that time it is possible you may need headsets to enjoy your music or action movies. 

Non Smoking
:  This building is a Non Smoking building per City of Santa Monica regulation and all smoking must be away from the windows or entry's.  If there is violations on this the residents are subject to procedures the city set up so with fines that start at $100 and goes to $200 per offense thereafter.  See: www.santamonica.gov/smoke-free-laws 

Packages
:  Please be careful to only pick up your own package.  Many residents get deliveries of groceries and food.  Please do not leave them in the hallway for any longer than absolutely necessary. 

Management
:  To help you reach management you can talk to Marinina the assistant manager who is On-Site.  She is in Unit # 4.   Her number has been distributed to you prior.  She is not a full time service to let you in etc. when you happen to lock yourself out.  Please respect her privacy and time just as you would want us to respect your privacy and time.  But as needed she and Management are hear to help with building repair requests etc.

Laundry Room:  There are three washers and four dryers in the laundry room just outside the first floor back door.  It opens with the same common door key as the front door key.  Please keep it locked.  When finished please keep it tidy and toss out your lent from your drying cycle.  Please avoid starting a wash cycle too late in the evening so as to not disturb the neighbors closest to the laundry room.

Earthquake notes
:  Los Angeles and Santa Monica have had a good share of them.  One may happen again while you are a resident here.  First try to remain calm and think about your actions.  Doorways are safer for riding out the event.  Stay out from under ceiling fans if possible.  If there is a big one and doors don't open easily there will be someone by eventually do not panic.  Turning off unnecessary appliances is good and prudent.  But if there is no leak do not run around turning off the gas lines after a small earthquake.  Leave that to plumbers, or management or Fire Department.  It takes a LONG time to get the Gas company out to relight appliances after an earthquake.  In most cases you can get back to normal life rather easily.  If it is really bad, save the water you have in your toilet cistern.  (only use if going # 2)  Save all water and food for as long as needed.  If water mains break we will need to shut off the big hot water tank and save for long term parsing out to residents as needed.  (EG - 7.5 plus EQ could shut down the city for over a week.)  Most little ones that you can feel (4-5 size) are not to be feared and should be considered normal life.  This building, with wood construction, will rock and creak a little but should be fine in the small normal earthquake events. 

Rent Drop Box
:  There is now a Rent Drop spot in the first floor hallway.  The closet next to the fire alarm system is where you can drop off your rent.  Please put your check in an envelope and drop it through.  Make sure to deliver it in a timely manor at the end of the month or on the first so that it makes it in the first run to the bank.  Late rents will be charged late fees.  Avoid this by paying on time or early.  Your late fee is on your rental documents. 

Trash
: The trash for the residents in in the alley on the outside of the back fence.  Do not drop your apartment trash into the kitchen or laundry room trash cans and then expect the cleaning crew to take out your trash.  That is rude to them.  And by the time they are around to move it the bag could be very stinky to your fellow residents.  So do go all the way to the alley trash bin when you take out the trash.  And please make sure you do not drip anything on the hallway carpet.  Thanks.

FYI re Bedbugs.  From Addenda item 10

It is in everyone's best interest to avoid these little beasts.  It takes a Team effort to eradicate them if they come into the building.  Residents are warned and promise to help should they pop up.

Sorry for the long list of items above.  Hopefully most of that detail does not need to be reinforced as we all just want to get along peacefully and cordially. As one person put it... "We are friendly and respectful but not going to be nosy and into your personal business." That seems to sum up the interactions I've witnessed for most here in our small community.  And I am proud of the happy and healthy homes most of you have built here.  Outside of our little building is a really healthy and happy community too.  I and the owners hope you have a good life here while you are sharing our building.
